The Vibe
Refined, residential, and quiet in the best way. Saturday mornings belong to Park Avenue and the farmers market. Evenings are Bosphorous on the patio or a concert at the Phelps Amphitheater. The aesthetic is classic, not trendy.

Walkability
Park Avenue and the blocks immediately east and west of it are genuinely walkable. Further out, Winter Park is a driving neighborhood, though most homes are within a short drive of Park Ave, Hannibal Square, or the Whole Foods plaza.

Always verify current assignment with OCPS for a specific address.
Commute
Downtown Orlando is 10 to 15 minutes south via I-4 or 17-92. The hospital district and AdventHealth campus are 10 minutes away. Orlando International Airport is 25 to 35 minutes via 408. SunRail has a downtown Winter Park station that makes car-free commuting to downtown Orlando viable for many.

Winter Park is a buy-and-hold market. Pricing is competitive year-round because there is real scarcity inside the sought-after school zones and within walking distance of Park Ave. If the home you love becomes available, plan to move quickly with a clean offer. Appraisal gaps happen here more than in other Orlando submarkets.
